What actually runs your website: the Sun City Marketing stack
Most agencies will not tell you what your website is built on. You get a login, a monthly invoice, and a vague answer if you ask. Then one day you want to move it, or you want to know why it is slow, and nobody can give you a straight explanation.
So here is ours, in plain language. This is what every site we build actually runs on, and why each piece earns its place.
The site itself is custom HTML
Every page we ship is custom HTML. There is no content management system underneath it, no plugin layer, no theme, no page builder.
That sounds like a technical detail. It is not. It is the difference between a site that sits there working and a site that needs tending. A plugin-driven site is a small software stack: hosting, a theme, a builder, a security add-on, a caching add-on, an SEO add-on, each updating on its own schedule, each update a chance for two pieces to disagree. Nothing on a custom HTML site needs to update, because there is nothing underneath it that can go out of date.
Nobody calls me because their site broke overnight. There is nothing there to break.
Static files are why it loads fast
When someone opens your site from a truck on bad signal, they are downloading finished files. No database is queried. No template is assembled. The page is already the page.
That is most of what people mean by "fast." Speed is a ranking signal, but ranking is the second reason. The first is that people leave. A contractor's site gets opened one-handed, in a driveway, by someone who already has three other tabs. You get a couple of seconds.

Schema is how the site explains itself to Google
Every build gets JSON-LD schema markup: structured data describing your business the way a search engine wants to read it. Your name, address, and phone. Your services and prices. Your reviews. Answers to common questions.
Regular page text asks Google to interpret. Schema tells it directly. That is what makes a listing eligible for the richer result, the one with the stars and the dropdowns. It is included in every build. It is not an upsell and not a separate SEO package.
Forms that reach you immediately
Every site has a contact form wired to send you an email the moment someone fills it out. Not a dashboard you have to remember to log into. Not a form that quietly fails and looks like it worked, which I have found on more inherited sites than I would like. An email, on your phone, while the person is still thinking about their leaking water heater. Speed of reply is most of the job. The system's only role is to not lose the lead.
